A major component of a building’s roofline is the soffit. Traditionally known as an eave, a soffit can be used to describe a range of different construction pieces. In its most popular context though, a soffit is the horizontal board that sits below the fascia; it effectively bridges the gap by creating a ceiling between the exterior siding of the building and the roofline, fixed into place with screws in the rafters. Importantly, a modern soffit is designed to provide ventilation into the roofline; this aids internal climate control, but crucially also prevents the build-up of condensation in the roof void that can lead to dangerous timber decay.

Buildings’ rooflines were traditionally constructed from timber boards. This means that due to the very nature of the product, a soffit made from timber is susceptible to rot and decay; this natural process caused in part by the elements that a roofline is exposed to year in year out, leads to expensive and time-consuming upkeep and maintenance. Without this, the quality of a timber soffit is compromised, negatively impacting the energy efficiency of property, compromising the integrity  of the internal roof rafters and allowing access to wildlife.

We begin by completely removing your old timber soffit and then undertake a meticulous check of the rafters above for signs of rot. If any is discovered, we will either treat the rot with a preservation treatment or if necessary completely replace a damaged rafter. Following this, we will install a damp-proof membrane beneath the existing roof felt; a way of preventing water from getting behind the roofline and causing any damage from damp in the future. Finally, we will install a brand new soffit board.
