uPVC, aluminium, timber and timber alternative, in casement, flush casement, sash, mock sash and tilt and turn. Including our exclusive slimline uPVC range and secondary glazing for conservation areas.
Installed by our own FENSA registered team, not subcontractors. Showroom in Guildford, around 18 miles away.
Staines sits where the Colne meets the Thames, two and a half miles from Heathrow, and both of those facts shape what makes sense here. A great deal of the housing was built for airport workers in the years after the war. A good deal of the town sits on ground that has flooded in living memory.
We cover TW18 and TW19 and the surrounding Spelthorne postcodes, and we repair work other companies fitted as readily as we fit our own.
Spelthorne is the densest borough in Surrey, 107,000 people in 51 square kilometres, almost entirely inside the M25. The housing reflects that: relatively little of it is old, a lot of it went up between the wars and after them, and an unusual amount of it was built for one employer.
Here is how we usually approach each part of the borough.
| Part of the borough | What is typically there | What usually suits it |
|---|---|---|
| Staines town centre, Bridge Street, High Street, Church Street, Elmsleigh, Two Rivers | Mixed use with a high proportion of flats. The Elmsleigh Centre opened in 1980, Two Rivers in 2002 on the old linoleum factory site, and the High Street was pedestrianised in 2002. Historic fabric survives at the Town Hall of 1880, the Blue Anchor, St Mary’s of 1828, and Staines Bridge, George Rennie’s granite structure opened by William IV in 1832 | Replacement sealed units where frames are sound, tilt and turn for upper floors, and aluminium on the newer blocks. Freeholder or managing agent consent needed on leasehold flats |
| Commercial Road, Kingston Road, Elizabeth Avenue, Knowle Green | Postwar housing built explicitly to house workers at the rapidly expanding Heathrow. Late 1940s and 1950s semis and terraces, most now on their second or third generation of glazing | Slimline uPVC casements, which give you more glass and a better U value in the same aperture. Composite front doors. The most common job we do in Staines |
| Ashford (TW15) | An unusually continuous band: the housing is chiefly detached and semi detached built between 1885 and 1960, running from late Victorian through Edwardian and interwar into the early postwar period. A great deal of local employment is still directly related to Heathrow | Flush casement and mock sash for the older end, slimline uPVC for the interwar and postwar. Acoustic glazing is worth discussing here |
| Stanwell and Stanwell Moor (TW19) | The clearest estate sequence in the borough: small houses from the 1880s behind the Crooked Billet, council estates at Stanwell in 1919 and Stanwell Moor in 1930, ribbon development along the A30 and A4 through the 1920s and 1930s, and 300 prefabs after the war. Heathrow’s 1949 expansion took land and demolished houses here | Slimline uPVC and composite doors across the estate stock. Acoustic glazing, given the proximity to the airport. Timber and timber alternative around the Grade I listed St Mary the Virgin and Lord Knyvett’s 1624 school |
| Laleham, Shepperton, Sunbury and the riverside | Laleham village centre has been a conservation area since 1970 and contains 25 listed buildings, including Grade I All Saints and Grade II* Laleham Abbey. Lower Sunbury and Shepperton Church Square are conservation areas too, predominantly Georgian and early Victorian. Housing here is around 28 per cent detached with notably few flats | Timber and timber alternative flush casements, vertical sliding sash, secondary glazing on listed property. This is also the flood exposed band, so see the note below |
If you are not sure which of these your house sits in, send us a photo of the front elevation and we will tell you what we would fit and why, before anyone comes out.
Yes, within limits, and it is worth understanding what it can and cannot do. Acoustic glazing uses a wider cavity and, usually, laminated glass with an acoustic interlayer, and it reduces the noise coming through the window. It does not soundproof a room, because sound also comes through walls, roofs and trickle vents, and no window will make an aircraft inaudible.
What it does do, in a house two and a half miles from a runway, is take the edge off. Secondary glazing is often the most effective option of all for noise, because the air gap between the two panes is much wider than anything achievable in a sealed unit.
If noise is the reason you are replacing your windows, say so at the survey. It changes what we would specify, and it is not the same specification as the one we would recommend purely for heat loss.
Staines is built on gravel islands above the Colne and Thames floodplains, and land below about 13.5 metres was liable to flooding until the early nineteenth century. There was severe flooding in 1894, 1947 and 2014. In the winter of 2013 and 2014 Surrey had 275 per cent of its normal winter rainfall, and around 130 properties in Spelthorne flooded internally.
If your property sits in a flood zone, it changes what we would recommend. Door thresholds, frame materials, how a low threshold is detailed, and whether timber is the right choice at ground level are all worth discussing before you order. It can also affect your insurance position.
We are not flood consultants and we will not pretend to be. But we will ask the question at survey, and if your address is in a flood zone we will tell you what we would specify differently and why.
Laleham village centre has been a conservation area since 1970. Lower Sunbury and Shepperton Church Square are conservation areas too. Replacing windows in a house is normally permitted development, including inside a conservation area, unless your house is listed or Spelthorne Borough Council has made an Article 4 direction covering your street. We check the position at the survey.

They will reduce it, and they will not eliminate it. Acoustic glazing uses a wider cavity and laminated glass with an acoustic interlayer. Secondary glazing is often more effective still, because the air gap between the two panes is much wider than anything achievable in a sealed unit. Neither will make an aircraft inaudible, because sound also comes through walls, roofs and vents. It can. Threshold heights, frame materials and how a low threshold is detailed all matter more at ground level in a flood zone, and it can affect your insurance too. Around 130 Spelthorne properties flooded internally in the winter of 2013 and 2014. We will ask at the survey and tell you what we would specify differently. For a formal flood risk assessment you would want a specialist.

Usually not. Replacing windows in a house is normally permitted development, including inside a conservation area. Surrey, since 1965. Staines was in Middlesex until the London Government Act 1963 took effect, and the Royal Mail kept Middlesex in the postal address long after that, which is why a lot of older paperwork still says it. Administratively it is Spelthorne Borough Council and Surrey County Council, and from April 2027 it becomes part of a new West Surrey unitary authority, the same one our Guildford showroom will be in.
Yes, including communal work. A good deal of the town centre is flats. For a leasehold flat you will normally need written consent from the freeholder or managing agent, and in some blocks the windows are the freeholder’s responsibility rather than yours. We will tell you which applies at the survey.
Yes. Misted or blown sealed units, dropped or sticking doors, failed hinges, handles and locks, broken glass, VELUX faults and traditional putty glazing. You do not need to have bought the original installation from us.
Yes. We cut glass to order: replacement sealed units, mirrors, splashbacks, shelves, table tops, shower screens, greenhouse glass and safety glass. Bring your measurements to the glass and repairs surgery in Guildford, or send them through the cut glass quote form.
Yes, automatically, on every installation that qualifies. You will need it when you sell the house.
You’ll speak to a real person, not a call centre. We’ll talk you through options, no pressure.
